存量社区因其具有的“人—地”共生、社会经济多要素互动等内在特质，逐渐成为跨越多个学科的研究焦点，形成了丰富的阶段性学术成果，有待后续开展持续性的学术反思。首先，文章通过评述社区更新的主要研究领域，发现以“多维驱动因素”和“多元目标导向”为代表的复杂更新机制研究相对薄弱，有待基于适用性技术手段来深化探究；其次，回顾聚焦存量社区更新机制的数智化研究进展，发现国内学界在“存量社区体检评估”及“情景模拟与路径研判”两方面已初有进展，但仍存在系统性和准确性维度的相对不足；最后，延续数智化思维展望我国存量社区更新研究，提出多维数据建库、社区画像技术建构、更新路径智慧选优、更新绩效“后评估”等潜在的深化探索方向。 - 关键词：
城市更新；存量社区；数智化转型；文献评述；研究展望； - Abstract: Stock communities, due to their inherent characteristics such as the “people-land” symbiosis and the interaction of various socio-economic factors, have gradually become a research focus across multiple disciplines, resulting in a wealth of stage-specific academic achievements that require continuous academic reflection in the future. First, by reviewing the main research areas of community renewal, the article finds that research on complex renewal mechanisms, represented by “multi-dimensional driving factors” and “diverse goal orientation”, is relatively weak and requires further exploration based on applicable technical methods. Second, by reviewing the progress of digital intelligence research focusing on stock community renewal mechanisms, the article observes that domestic academia has made some progress in “stock community health assessment” and “scenario simulation and path analysis”, but still faces relative deficiencies in systematization and accuracy. Finally, continuing the digital intelligence thinking, the article envisions the future of stock community renewal research in China, proposing potential directions for deepening exploration, such as multi-dimensional data building, community profiling technology, intelligent selection of renewal paths, and post-evaluation of renewal performance.
