随着城市化与消费模式的转型,商业综合体作为中国城市景观的重要象征,正经历从繁荣到衰退的结构性转折。当下,空置商场与过剩商业地产的增多暴露出城市空间治理的深层困境。文章以“适应性再利用”“空间修复与空间生产”“间隙空间”三大理论为框架,并从宏观—中观—微观 3 个层级展开分析。宏观层面以“空间修复与空间生产”揭示资本逻辑与政策导向如何推动更新实践;中观层面以“适应性再利用”阐释制度机制与治理结构对空间再生的影响;微观层面则以“间隙空间”探讨社会行动、社区实践与公共性重构的可能。研究发现,中国商业体更新仍以增长导向和形象工程为主,缺乏社会嵌入与公共性导向。文章通过中外案例比较,揭示制度、治理与社会层面的国际差距,提出以社会再嵌入、制度弹性与公共性修复为导向的更新路径,为新时代的城市再生提供新的理论视角与政策启示。 - 关键词:
间隙空间;空间修复;适应性再利用;商业综合体;多层级治理 - Abstract: With the transformation of urbanization and consumption patterns, commercial complexes—once key symbols of China’s urban landscape—are undergoing a structural shift from prosperity to decline. The increasing prevalence of vacant malls and surplus commercial real estate has exposed deep-seated challenges in urban spatial governance. This paper adopts a theoretical framework that integrates adaptive reuse, spatial fix, spatial production, and interstitial spaces, and analyzes the macro–, meso–, and micro–levels. At the macro level, the lens of “spatial fix and spatial production” reveals how capital logic and policy orientations shape redevelopment practices. At the meso level, the perspective of “adaptive reuse” elucidates the influence of institutional mechanisms and governance structures on spatial regeneration. At the micro level, the concept of “interstitial spaces” uncovers possibilities for social action, community practices, and the reconstruction of publicness. The research finds that the renewal of commercial complexes in China remains predominantly growth-led and image-oriented, lacking social embeddedness and a public-interest orientation. Through comparative analysis of domestic and international cases, this study highlights institutional, governance, and societal gaps and proposes a renewal pathway guided by social re-embedding, institutional flexibility, and the restoration of publicness. The findings contribute new theoretical perspectives and policy insights for urban regeneration in the new era.
