- 摘要：
在中国式现代化进程中，城市更新已从物质空间改造转向文化价值重构，文化产业因兼
具资源转化能力、文化传承功能与活力激发作用，成为推动这一转型的核心动力。文章
从要素耦合与机制运行双维度解析其底层逻辑，聚焦资源、动能、价值三大核心要素的
系统性匹配，围绕触发、传导、反馈的动态过程，通过空间存量挖潜与文化传承的资源
耦合、创新驱动与消费引领的动能耦合、经济复苏与社会治理的价值耦合，及政策市场
社会协同的触发机制、空间业态人群价值的链式传导机制、空间反哺与社会需求牵引的
反馈机制，推动城市更新从“物质面”转向“价值层”。基于文化产业赋能城市更新实
践中文化传承浅表化、产业项目同质化、主体协同缺失等问题，以文化赋能、创意引领、
科技支撑、多元协同为导向，从体制机制创新的视角，提出文化 IP 赋能激活文化资源
价值链等六大路径，以为中国式现代化下城市高质量发展提供学理与实践支撑。 - 关键词：
要素耦合；机制创新；文化产业；城市更新 - Abstract: In the process of Chinese-style modernization, urban renewal has shifted from a focus on physical-space transformation to the reconstruction of cultural values. Cultural industries, endowed with the dual capacities of resource transformation and cultural inheritance as well as the ability to stimulate vitality, have become a core driving force behind this transition. From the dual dimensions of factor coupling and mechanism operation, this paper analyzes the underlying logic of how cultural industries promote urban renewal. It focuses on the systematic matching of three core elements—resources, kinetic energy, and value—and on the dynamic process of triggering, transmission, and feedback. Specifically, it explores resource coupling through tapping spatial stock and preserving cultural heritage; kinetic-energy coupling through innovation-driven development and consumption-led growth; and value coupling through economic recovery and social governance. It further examines the triggering mechanism of policy-market-society coordination, the chain-like transmission mechanism linking space, industries, and people, and the feedback mechanism in which spatial returns respond to and are guided by social demand, thereby facilitating a shift in urban renewal from the “material dimension” to the “value dimension”. In view of practical challenges such as superficial cultural inheritance, homogenized industrial projects, and lack of coordination among key actors in cultural-industry-driven urban renewal, the paper, guided by cultural empowerment, creative leadership, technological support, and multi-party collaboration, proposes six pathways—including empowering cultural IP to activate the cultural-resource value chain—from the perspective of institutional and mechanism innovation, with a view to providing theoretical and practical support for high-quality urban development under Chinese-style modernization.
