碎片化老旧小区组群空间是当前城市更新的重要对象,而承担主要公共服务功能的社区综合体设计则是推动老旧小区组群空间整合更新的重要途径。文章在梳理城市老旧小区组群更新与社区综合体设计互动关系的相关理论研究和实践案例基础上,厘清社区综合体与老旧社区组群整合的互动特征,并结合实地调研指出老旧小区综合体的现状问题,从功能、空间、管理运营 3 个方面总结以老旧小区组群整合为目标的社区综合体设计策略。以济南兴业嘉苑社区综合体项目为例,按照“功能业态按需配置、适配场地完善功能形体、空间流线有机整合、设计和运营互动响应”的操作逻辑,探索以点带面推动小区组群整合更新的社区综合体设计路径。研究旨在为当前居住小区空间优化和社区综合体设计提供新的视角和有益启示。 - 关键词:
城市更新;老旧小区组群;社区综合体设计;空间整合更新 - Abstract: Fragmented old residential neighborhood clusters are a key focus of urban renewal efforts, and the design of community complexes, which bear the main public service functions, is an important pathway for promoting the integration and renewal of these old neighborhood clusters. Based on a review of relevant theoretical research and practical case studies on the interaction between the renewal of old neighborhood clusters and community complex design, this article clarifies the interactive characteristics of community complexes and the integration of old community clusters. Combining field research, it identifies the current issues facing old residential neighborhood complexes and summarizes design strategies for community complexes aimed at the integration of old neighborhood clusters from three aspects: function, space, and management/operation. Using the Jinan Xingyejiayuan community complex project as a case study, the article explores a design approach that drives the integration and renewal of neighborhood clusters through a “point-to-surface” strategy, with the operational logic of “functional layouts tailored to needs, adapting spaces to enhance functionality, organic integration of spatial flow, and interactive design and operation responses”. The research aims to provide new perspectives and valuable insights for optimizing residential neighborhood spaces and designing community complexes.
