中国同城化经历了从 2005 年前后开始的以政府推动的、承接产业转移扩散的同城化发展战略向 2010 年前后以市场带动的、房地产开发引领的同城化转型，不同阶段的同城化形式与动力存在显著差异。文章通过对环北京周边地区同城化发展历史演变的追溯，系统地揭示了以房地产为主导的同城化的历史演变、空间扩张及其形成机制。研究认为区域交通网络的日益完善以及房地产经济的逐渐升温是刺激房地产引领的同城化现象的外部显性因素，而行政区划和行政等级等制度背后所附着的公共资源配给问题，是导致环京地区同城化由实体产业转向房地产业的深层次结构原因。探索扁平化行政管理，推动公共资源配置与行政等级脱钩，有助于推动区域协调和同城化的健康发展。 - 关键词：
同城化发展；房地产；发展阶段；影响因素；环京地区； - Abstract: Urban integration in China has demonstrated transforming features from government-led, manufacturing revolved phase around 2005 towards market-driven, property-triggered development stage around 2010. Urban integration in different stages have shown ostensible divergences in respect of development forms and mechanisms. Based on a case study of greater Beijing region, the article makes a comprehensive analysis of the origin, expansion and mechanism of property-led urban integration in Beijing-Tianjin-Hebei mega-region. It is found that regional transport improvement as well as booming property market are the external factors contributing to property-led urban integration in greater Beijing region. More fundamentally, it is the administrative-territorial divisions and administrative hierarchy that have decisive role to the shift of urban integration strategy. Flattening administrative hierarchy and decoupling the link between public resource allocation and administrative rank are key to regional coordinated development and urban integration.
