“人才争夺”成为新一轮城市竞争的主题，各地方政府纷纷为此出台人才安居政策。文章从人才个人角度出发，综合考虑人才个体特征、家庭特征、住房特征、工作特征，采用对应分析探究人才安居方式与各变量之间的关系，构建人才安居方式回归模型。研究发现人才的当前住房类型、预期居住年限、预期居住面积、户籍、婚姻、单程通勤时间、收入、职业、单位性质会显著影响人才安居方式的选择，通过最优尺度回归模型可以科学合理地预测各类型安居方式。最后，从不同特征的人才期望不同的安居方式出发，为实现人才住房供需平衡、精准保障人才安居需求提供对策建议。 - 关键词：
人才住房；人才特征；对应分析；安居方式； - Abstract: “Talent scramble” has become the theme of a new round of city competition, and local governments have issued talent housing policies for this. From the perspective of individual talents, this paper comprehensively considers individual characteristics, family characteristics, housing characteristics and work characteristics of talents, and uses correspondence analysis to explore the relationship between housing mode and various variables, and builds a regression model of housing mode for talents. It is found that the talent’s current housing type, expected living years, expected living area, household registration, marriage, commuting time, income, occupation and company will significantly affect the talent's choice of how to live. The optimal scale regression model can scientifically and reasonably predict the various types of how to live. Finally, from the perspective of talents with different characteristics expect different ways of housing, countermeasures and suggestions are provided to achieve the balance between supply and demand and accurately guarantee talents’ housing demand.
